There was a point in my career when I started to question whether or not real estate was for me. Because even after all the effort I put in week after week and day after day I didn’t feel any of my hard work was paying off. My advertising expenses were more than what I was bringing in. Then one night I came home. My 4-year-old daughter had stayed up so she could show me a picture she drew. It was a family picture. There was our home, and her mom, her brother was in the picture and she was in the picture. But I wasn’t. “Honey, where’s daddy?” I asked.  She replied, “Daddy's at work.”

My heart just sank. I kept thinking there must to be a better way. I was missing out on what was most important to me. Not only was I away from them because of work. But the stress and depression also kept me at a distance. I didn’t want to not know my family. So I set out to find out what I was doing wrong and how I could fix it.

In my research I found out that it wasn’t me as an agent. I wasn’t bad at what I did. Actually I was quite good. When I looked back I found what I was doing wrong was that I spent too much time trying to find clients, prospecting, and running around town with people who weren’t really ready. I was spending time working on deals that never panned out. I had to constantly hope that someone would actually work out. I was spending time on the wrong things. And then by accident I found out that several of my past clients actually did do real estate business in the past year, but they never used me even though they said they would use me again. I figured that I had lost at least $30,000 in commission from just that one client! And there were several who had done deals within the last year, which could have easily totaled over $60,000. I’m certain there were others that I still don’t know about until this day.  And that doesn't even start to count what I lost in referrals.

Then it occurred to me. I wasn't staying in contact with my past clients, and wasn't building a relationship with them. I was in the business of constantly looking for new business, and my past clients went on to use someone else just as I went on finding other clients. Research shows that it costs you ten times more money to find a new client that it cost you to maintain your client database, a database filled with clients who will be using your services or services just like yours again. That is what my mistake was. All my advertising was going to find new clients. But it was costing me 10 times more money. If I had just spent a tenth of my advertising budget on maintaining my past clients I would have for sure gotten at least an extra $30,000-$60,000 that year.

NAR’s senior economist Paul Bishop states that 44% of buyers find their real estate agent through a friend, family member, or word-of-mouth. 

Although 85% said they would use their buyer’s agent again, only 11% of them actually do.

It also states that 43% of sellers said they found their real estate agent through a personal contact. 

Again 82% of sellers say they would use their real estate agent again.  However, only about 28% of seller use the same agent again.
